Stephen G. Pollock has spent more than 47 years focusing on municipal and private land development, zoning, and code enforcement, and is a leader in the Greater Philadelphia zoning, land use, and development communities.

Steve often says he is in the dream realization business. He helps his clients to get the approvals they need to fulfill their real estate development desires.

Steve was one of the first individuals appointed by then Governor Edward G. Rendell to the reconstituted Pennsylvania State Planning Board. He was selected for the transition teams of three mayors of the City of Philadelphia (Rendell, Street and Nutter). For more than 20 years, Steve served first as Chairman of the Lower Moreland Township Planning Commission and then as the Chairman of the Lower Moreland Township Zoning Hearing Board.

On a day-to-day basis, he dedicates his energy to guiding his public and private clients from application to approval through the construction permitting process. Steve frequently appears at public hearings on behalf of his clients. Steve provides his clients with detailed analysis of the relevant zoning and land use development ordinances. He also has unique experience with waterfront development having served as real estate counsel for a proposed major commercial development on the Philadelphia Delaware River waterfront. Steve has argued in the Commonwealth Court as well arguing before the Pennsylvania Supreme Court in Metal Green, Inc. v City of Philadelphia Zoning Board of Adjustment at No.9 EAP 2021.

In addition to his practice representing public and private clients, Steve is a frequent lecturer and advocate on land use and zoning issues. He serves professional and personal communities through leadership, education, and volunteerism. His experience includes serving as chair of the Real Property Section of the Philadelphia Bar Association, and co-chair of its Zoning and Land Use Committee. Steve and his co-chair were responsible for a joint public/ private partnership to publish the Zoning Code with the City of Philadelphia before the internet and before it was readily available to the public.

Over the years Steve has been active in the community and the Jewish community, Steve is a former counsel and past president of Old York Road Temple-Beth Am in Abington, Pennsylvania, and was a board member of the Auerbach Central Agency for Jewish Education. Steve is also a Past President of the Huntingdon Valley Library. As a Board Member he and his colleagues successfully campaigned for (by Referendum) and oversaw the building of a new home for the Huntingdon Valley Library.

Successfully mentoring many attorneys over the course of his career, Steve often is referred to as “The Rabbi.” When Steve is not in the office, you will probably find him playing pickleball somewhere, puzzling with HOA matters (in his capacity as president) or spending time with his grandson.
